First Meeting

Conversation is an important and underrated step in the process of real estate planning. This is the “get to know you” part, kind of like dating. We get into the depth of your buying or selling needs and collect all data that is available.  We ask a lot of questions about you and your real estate needs. We discuss required needs, services, and our fee to help you understand our process. You ask a lot of questions about us and about our experience. We want to make sure our skill set matches your needs. If we’re not “the one” for you, we are happy to recommend a better fit.

Contract Phase

Great, so we’re a good match and you’ve accepted our services offered. Now, we move to the contract phase, this sounds scarier than it is. First off, we present the IABS (Information About Brokerage Service) form to sign; this is a written explanation of the client role that the broker plays in the transaction. This agency disclosure form is not a contract. When you sign it, you are merely acknowledging that the broker has disclosed the agency relationship. Next, you will either sign a buyer’s representation agreement or a listing agreement to get started in working with us. The buyer’s rep and listing agreement are a contract, so read and understand everything in it before signing. Don’t worry we are here to thoroughly explain the contract terms to you.

Planning Phase

Now it comes to the nitty-gritty details. With the seller’s best interests in mind, we will use our best knowledge of the market to accurately price the property, list it and market it to potential buyers. Buyers often turn to us when they’re in the market to buy a property, such as a home or a new office space. Because we typically know the ins and outs of the real-estate market, we use our expertise to match the buyer with a property best suited for their needs and wants.

We perform the following key roles and duties:

  • Prepare comparative market research analysis to establish a realistic asking price (beyond what an online estimator can do)
  • Identify which assets are a property’s top selling points for that neighborhood, plus pinpoint the best places to invest money in improvements
  • Stage the property to make it appealing to buyers
  • Photography & Videography of the property inside and out, plus Matterport 3D Virtual Tour
  • List the property on the local Multiple Listing Service (MLS) for residential properties, or LoopNet and CoStar platforms for commercial properties
  • Market & Advertise real estate properties to gain the attention of prospective buyers
  • Supervise and/or schedule property showings and/or open house events
  • Draft and prepare documents, such as offers, contracts and closing statements
  • Communicate with appraisers, escrow companies, legal counselors, lenders and inspectors
  • Plan for Open Houses, Broker Open Houses, and Unique Viewing Event (if applicable)

We perform the following key roles and responsibilities:

  • Coordinate and oversee open houses
  • Arrange meetings with prospective buyers
  • Interview buyers to understand what they’re looking for in a new property
  • Connect buyer to lenders to obtain pre-approval letter
  • Recommend other notable professionals
  • Schedule property showings
  • Coordinate appraisals and inspections
  • Negotiate property repair requests and offers on behalf of the buyer
  • Draft and review documents and contracts
  • Guide buyer through the closing process

Closing Day

This is the day everything comes together. We are elated and glowing because you had a successful process, and we have happy clients. This day is the most anticipated and joyful moment for both parties. The seller receives their funds and the buyer receives their keys, congratulations!
